NextGen Doncaster

Adams Consulting Engineers provided structural and civil engineering design services for this iconic health and lifestyle club. Located on the site of the former Eastern Golf Club and fronting Doncaster Road, the NextGen building features 4 outdoor tennis courts and an outdoor 25m pool on a suspended slab over the partial basement car park. The main building includes an in-ground 25m pool with associated change rooms and facilities, a cafe, office space, creche, gym and studio spaces.

The construction involved a basement retention system comprising precast panels, supplemented by pile and shotcrete sections near existing site structures.

For suspended floors, we utilised post-tensioned floor slabs supported by concrete columns.

The post-tensioned slab over the car park was designed to accommodate a 25m outdoor pool, necessitating precise coordination between the post-tensioning designer and the pool contractor. Additionally, all roofs feature steel frames, with a particularly noteworthy clear span roof over the indoor 25m pool.

This development included the restoration and reuse of the grand heritage-listed Tullamore House which has stood on the site since 1887. Adams provided structural engineering services for the modifications which included the removal of some original load-bearing brick walls and reconstruction of a new full perimeter veranda to mimic the original veranda of the building.

Adams provided civil design services for the development including the drainage design for the suspended slab featuring the tennis courts and outdoor swimming pool, as well as the design of the stormwater detention system for the development and the civil design services for 30m of road widening to Members Drive.

We also provided temporary works engineering design for the construction works, which included temporary propping details for the demolition works and erection sequences for the construction of the steel roof structures.
